Enjoying an elevated edge of village setting with views over the neighbouring water meadows, a picturesque period house a mature setting with woodland grounds.
Four Elms enjoys an elevated position, set off a narrow country lane, on the edge of the sought after village of Lower Ufford, with the benefit of views over the adjoining water meadows of Byng Brooke, a tributary of the River Deben.
The property was re-thatched in 2000 with Norfolk reed and is not listed. The original timber framed cottage, which is thought to possibly date from the 16th Century, was extended during Victorian times and again around the turn of the millennium. The accommodation which extends to some 2,500 sq ft offers an intriguing combination of differing architectural proportions and styles ranging from its 16th/17th Century origins through the Victorian period to more recent times.
Set either side of the central reception hall, the dining room and snug sitting room display exposed beams, whilst the elegant Victorian sitting room has an attractive bay window with French doors opening into the Amdega conservatory, both of which enjoy wonderful views. The Orwell Furniture kitchen features wooden work surfaces, an electric oven and gas hob, and a mains gas fired AGA, whilst set off the rear hallway is a utility room and ground floor bath/shower room.
The first floor, which is approached by twin staircases, offers a study landing, as well as four independently accessed bedrooms with an interconnecting washroom with WC and there is a shower in bedroom 2.
The property benefits from a mains gas-fired central heating system with underfloor heating in some areas.
OUTSIDE
The impressive Armadilla office/studio pod, enjoys the views, has light and power connected and offers the flexibility for a variety of uses.
GARDENS & GROUNDS
A five-bar gate accesses a shingled drive and parking area to the side of the house with steps leading to the front door and the south facing lawned garden, which is bordered by herbaceous and shrub beds and overhung by a mature beech tree. Steps rise to an area of elevated rear garden which borders the surrounding farmland. There is a traditional single storey timber framed barn with a boarded loft, providing utility storage. Further pathways run around the house and link into an area of sloping woodland grounds, with numerous oak, ash and horse chestnut trees, together with a cedar shed. Immediately to the west of the house is a sheltered York stone terrace from where there are lovely views across the meadows. In all the property extends to about 1.5 acres.
