THE PROPERTY

A TRULY SUPERB DETACHED FAMILY HOME RECONSTRUCTED IN 1993 TUCKED AWAY IN AN IDYLLIC SETTING SURROUNDED BY BEAUTIFUL GARDENS AND GROUNDS INCLUDING WOODLAND RIVER AND A SMALL LAKE, IN JUST UNDER 6 ACRES

Tucked away in an idyllic yet convenient location, first glimpses of this wonderful property are most impressive with its striking Dutch gable façade, constructed of stone render under a pitched slate roof.
One of the attributes of Blackland House is that it is relatively modern having been extensively rebuilt by the present owners in 1993 resulting in a fabulous family home. It is set in just under 6 acres of delightful gardens, woodland streams and a small lake making it a utopia for children, animals and wildlife. The only sounds that can be heard are water and birdsong.
On first entering the property there is a sense of space and charm, the house having been designed with a great deal of flair and attention to detail. You are immediately greeted by a large hall with a magnificent limestone floor and a fabulous wooden staircase. This leads perfectly into a very attractive drawing room with a central stone fireplace and direct access to the garden and paved terrace, a perfect place for al fresco dining or morning cup of coffee whilst taking in the peaceful location. Leading from the drawing room is a small library with an open fireplace and a pretty window seat. Also on the ground floor there is a good-sized kitchen, cloakroom, utility room and the most incredible garden room, ideal for entertaining all year round. This can be opened on three sides under a high vaulted ceiling.
The principal bedrooms, which are accessed by the pretty wooden staircase, are situated on the first floor. Four beautiful bedrooms including a good-sized master bedroom and adjoining bathroom. Two of the other bedrooms have basins. All the rooms have views over the delightful garden and grounds. There is also a family bathroom on this floor.
Another wooden staircase leads up to two further rooms, ideal for guests and/or children. These are currently used as an office and a sewing/ironing room. The property is full of natural light and is an ideal size to suit most families' needs.

OUTSIDE
Alongside the main house is a superb large garage with a studio above, which could perhaps (subject to planning) be turned into yet further ancillary accommodation, but would also make a great office or children's games room, such is the huge flexibility of this property.
The gardens and grounds are a particular feature of the property and an absolute delight, with a large area of woodland ideal for morning dog walks or children's camps. To the front of the house is a large lawned area, and an incredible kitchen garden with an ornamental greenhouse. There is also a large chicken run, currently with a number of very happy and productive chickens!
To the side of the house is a paved terrace, a perfect place for a summer drinks party or even a marquee! Stone steps lead up to the most lovely walk between the river and lake, a paradise for wildlife enthusiasts and a sanctuary for mallards, coots, tufted ducks and visiting swans.
All in all, this is a truly fantastic family home in an idyllic yet convenient location.
