LOCATION
Dartmouth is a beautiful waterside town and is celebrated for its rich maritime heritage, being home to the Britannia Royal Naval College. The town is one of the jewels in Devon’s crown, offering outstanding natural beauty, and a vibrant year-round community. Warfleet Creek is a beautiful, sheltered cove with a public slipway. This scenic, wooded lane leads to the National Trust owned bluebell woods of Gallants Bower, Dartmouth Castle, St Petrox Church, the two tidal beaches at Sugary Cove and Castle Cove and the South-West Coastal Path. The views on display are some of the best on offer encompassing the River Dart, Kingswear and the surrounding countryside.

The town centre, which can be reached on foot in about 20 minutes, offers a wonderful and varied selection of shops, boutiques, galleries, pubs and restaurants, including The Seahorse, which was recently named as ‘Best restaurant outside of London’ by the Food and Travel Reader Awards 2025. Dartmouth hosts several yearly festivals, including the Dartmouth Royal Regatta, Food Festival, Music Festival and Galleries Week. Alongside the traditional bakers, butcher andgrocer, there are two supermarkets and an M&S Food Hall. The town is well serviced with a new health and well-being centre, a cinema, a leisure centre and both indoor and outdoor swimming pools.

The River Dart, which flows from Dartmoor, through Totnes and out to sea at Dartmouth, is always a hive of activity, and as a deep-water port, attracts boats from all over the world. Dartmouth lies within the South Hams and the South Devon Area of Outstanding Natural Beauty, an area famous for its stunning coastline with sandy beaches and hidden coves. The mainline train station at Totnes runs a regular service to London in just over 2.5 hours and the A38 (M5) is about 19 miles.

THE PROPERTY
Creek Cottage is a beautifully renovated and thoughtfully reconfigured detached home that combines contemporary living with outstanding versatility and occupies a wonderful position overlooking Warfleet Creek. The internal living accommodation is arranged over two floors, with a further two floors below, accessed externally and comprising a superb range of storage, workshop, garage, gym and games room.

The spacious entrance hall with bespoke walnut cabinetry and a central staircase rising to a galleried landing, offers a warm welcome. The entrance level further comprises the main bedroom, with en suite shower room and a private sitting room fitted with wall-to-wall shelving but could equally serve as a dressing room, and three further double bedrooms, all of which benefit from en suite shower rooms. An internal lift provides access from the lower ground floor to the first floor.

The main living space is positioned to take full advantage of the stunning views, with a large sitting room featuring a wood-burning stove and wall-to-wall glazing with sliding doors opening onto the water-facing terrace. The room is open plan to the dining area, creating an excellent space for both everyday living and entertaining. Adjoining the dining room is a small but useful butler’s pantry, fitted with two fridges, shelving and deep drawer storage, and access to the guest cloakroom.

The kitchen is well fitted with a range of contemporary units, including a large pantry cupboard, and integrated Miele appliances of two ovens, a warming drawer, induction hob and fridge freezer, all centred around a large breakfast island with Dekton work surface. Sliding doors open from the kitchen onto the large water facing terrace. An external utility room incorporates space for laundry appliances and freezers, together with a shower room, cloakroom and drying cupboard.

The lower ground floor, which is accessed externally, offers a versatile space of three rooms and a storeroom, and currently comprises a gym, games room and office. Creek Cottage combines generous accommodation with excellent facilities and has been carefully designed to make the most of its outstanding waterside setting and gorgeous views.

OUTSIDE
The outstanding feature of Creek Cottage is the outside space and the relationship with the water. The views of the creek are particularly enjoyed from the full width dining terrace off the kitchen and living room. There is a further dining terrace, which again enjoys lovely views, and is bordered by a walled lawn garden, with mature shrubs, flower beds and purposely designed to be low-maintenance.

There is parking for four vehicles, and the public slipway is about 20 metres, providing direct boat access to the River Dart Estuary.

DIRECTIONS (TQ6 9DA)
At present, the road from Dartmouth to Dartmouth Castle is closed. If travelling by car, please leave Dartmouth and at the top of the hill turn left towards Blackpool Sands and Stoke Fleming. Take the third turning on the left towards Dartmouth Castle and continue downhill towards Dartmouth. Once the road levels out, there is a right-hand fork to Warfleet Creek (Warfleet Creek Road) and Creek Cottage will be found a short way down on the left. Alternatively, park on the road, and the gate to Creek Cottage is on the bridge over the creek.

If on foot, follow Newcomen Road from the town centre and this in turn becomes South Town. Stay on the road until reaching Warfleet Creek and turn left over the bridge, where
Creek Cottage will be found on your right.
