Description

1 Laurel Grove is an impressive detached property which likely dates from the 1930’s, and is constructed of brick and block with rendered elevations beneath a tiled roof. The building was substantially extended and remodelled in around 2007, including conversion of the garage and extension above, as well as single storey kitchen and garden room extensions at the rear. There have been certain cosmetic upgrades by the present owner in recent years including Karndean flooring to downstairs, improvements in the kitchen and a new family bathroom.

The house now provides spacious and highly adaptable accommodation, ideally suited to a family living and also a smaller household, with relatively open plan feel downstairs and lovely aspect from two of the principal rooms into the walled garden at the rear.

There are three large reception rooms which are all accessed from the central core of the building which provides for a lovely light and open feel. The main lounge with fireplace and bay window overlooks the front of the property as does the study which has also been a playroom, whereas the kitchen and garden room are at the rear, both with vaulted ceilings and direct access to the gardens. The kitchen incorporates a range of wall and floor units with extensive storage beneath granite work surfaces, integrated dishwasher and microwave, Rangemaster cooker, American style fridge freezer and central island with breakfast bar.

At first floor level the living space is similarly spacious. The master bedroom overlooks the rear garden and has a large en-suite bathroom which includes a separate shower, and there are two further double bedrooms, each with space for wardrobes and one having a deep bay window. There is a single fourth or dressing room, and a family bathroom, which was refitted in 2024. There is plenty of loft storage which is partially boarded, and which offers potential for conversion if required, subject to the availability of any necessary consents.

Outside

To the front of the property is a brick wall and parking area which could accommodate one large and one small car in tandem, and there is an EV charger fitted. The main garden is to the rear, and is predominantly walled. It provides an extremely private and secluded setting, with recently fitted patio beside the house offering plenty of space for outside furniture. The garden is otherwise lawned with some flowering trees and shrubs which all add to the seclusion and mature setting.
