THE PROPERTY
Ark Farm is an attractive Grade II Listed property, being mainly of timber frame construction with rendered elevations under a slate roof. Carved bricks on the large, central chimney record a date of 1612 but, the house is thought to be substantially older than this, with origins in the 16th Century.

The wonderfully characterful rooms of the original house display a wealth of exposed beams, former mullioned windows, Inglenook fireplaces and in places, traces of ancient wattle and daub. To this was added in the 20th Century, a substantial rear wing containing a well-proportioned kitchen breakfast room with larder/pantry, utility/boot room and cloakroom. The windows throughout the property are modern mid-20th century casement windows and there could be, subject to consent from the local conservation officer, the opportunity to improve these. The principal reception room is open plan with an open stud wall division between the sitting room and dining room areas, and it boasts an excellent inglenook fireplace with inset log burning stove. To the other side of the chimney breast is the drawing room which is currently utilised as the family’s games room with another fireplace set in the chimney breast.

Stairs lead up from the front hallway to the landing off which there are four comfortable double bedrooms served by an en-suite bathroom, a family shower room and a dressing room/store.

OUTSIDE
Ark Farm sits well back from the road, behind a low hedge in this rural setting. A gravel drive and turning/parking area flanked lawns and mature trees, sweeps passed the front of the house and around to the gate enclosed courtyard to the rear of the property. Facing into this secure, gated yard are storage buildings and a versatile studio outbuilding formerly used as triple bay garages. Elsewhere in the garden there is a garden shed, terrace and a selection of mature shrubs and borders. The boundaries to the north and east are post and railed, providing lovely views over the pasture beyond, currently grazed by deer.

LOCATION
Ark Farm is superbly set in this rural location with grazing land to the front, side and rear with the former farm barns, converted to the side and attached to the studio/garage outbuilding. Whepstead is a well-regarded satellite village of Bury St Edmunds with a fine parish church and popular public house ‘The White Horse’. More comprehensive facilities can be found in the nearby historic cathedral town of Bury St Edmunds which offers an excellent range of amenities with schooling in the private and public sectors, extensive shopping facilities and a good range of leisure facilities including health clubs, swimming pools and golf clubs.

There is good access to the A14, A11 (M11) and the railway station at Bury St Edmunds offers a link to mainline services to London’s Liverpool Street and King’s Cross.
