THE PROPERTY

Pickerels is an attractive modern village house located in the sought after downland village of Singleton. The house occupies a slightly elevated position at the foot of Levin Down with superb far-reaching views over the surrounding South Downs National Park.

A light, generous reception hall provides access to a well-proportioned L-shaped sitting/dining room with large windows taking full advantage of the superb views towards Goodwood. There is also a conservatory and an open-plan well-fitted kitchen. A separate study/snug provides useful space for those wishing to work from home or have a second reception room away from the main living areas. A utility room provides useful additional storage space for coats/boots etc and keeps the white goods away from the main living area.

On the first floor there are four bedrooms and contemporary bathroom. The principal bedroom again has superb far-reaching views over the surrounding countryside.

Outside
Pickerels is raised up and set well back from the lane, having a driveway to the south of the house providing ample casual parking. There are also two linked garages. The house is set in well-established gardens of just over 1/4 of an acre. A paved terrace is approached by way of double glazed doors from the conservatory with views over the surrounding garden to the countryside of the South Downs National Park. The easily maintained garden is laid principally to lawn with beech hedging, evergreen shrubs and a number of mature trees including silver birch. Ornamental ponds provide an attractive focal point. To the north of the house a door from the utility room opens onto a further paved area providing access to the back of the garages and a garden store.

The village of Singleton lies in the midst of the South Down National Park, surrounded by rich countryside criss-crossed with miles of bridlepaths and footpaths. This is an active village community with village primary school, parish church, cricket green and village pub. The nearby village of West Dean also has a village shop/cafe. Goodwood with its many facilities lies within two miles including its internationally known race course, members' club, hotel, motor circuit and private airfield. Other nearby local attractions include the nearby Weald and Downland Open Air Museum and West Dean College, formerly the home of the poet and patron of arts Edward James and now home to the College of Arts and Conservation with its famous restored gardens. Chichester, some 6 miles to the south, provides a comprehensive range of shopping facilities arranged partly within its pedestrianised centre and there is a mainline station with a regular service to London Victoria in approx. 1 hour 45 minutes.
