THE PROPERTY

Cherry Trees is a substantial detached house of brick construction beneath a tiled roof, offering particularly light and well-proportioned accommodation extending to approximately 2,328 sq ft, in addition to an integral double garage. The house has been the subject of a significant programme of improvement by the current owners and is presented in a smart, neutral style throughout. A glazed entrance door opens into a porch and onwards to a generous hallway, with parquet-effect flooring and space for coats. To the front is a good-sized office, ideally suited to home working. The sitting room is an impressive reception room, measuring over 21 ft in length and flooded with natural light from windows to the south and west. Glazed sliding doors open directly onto the west-facing terrace, while a wood-burning stove forms an appealing focal point. Beyond is a separate dining room, conveniently positioned adjacent to the kitchen and equally suited as a playroom or alternative reception space. At the heart of the house is a modern kitchen fitted with blue-painted wall and base units beneath stone work surfaces, together with an L-shaped island incorporating a breakfast bar. Appliances include two integrated Siemens ovens with warming drawer and a Smeg induction hob with extractor above, along with space for an American-style fridge/freezer and dishwasher. To the rear, a large conservatory creates a further living area, enjoying delightful views over the garden and connecting directly with both the kitchen and dining room. A particularly generous utility room offers extensive storage, a sink and space for laundry appliances and a large fridge, together with a recently installed Worcester boiler. From here there is access to both the garden and driveway, as well as the integral, fully insulated double garage. A downstairs cloakroom and useful storage complete the ground-floor accommodation.

Upstairs, a spacious landing with fitted storage leads to three good double bedrooms, all enjoying dual aspect windows and built-in wardrobes. The landing also opens directly onto a sizeable terrace, creating an unusual and appealing elevated outside space. The principal bedroom is especially generous, with views over the front garden and to the west, and benefits from an ensuite shower room. A separate family shower room serves the remaining bedrooms. Despite the extensive improvements already undertaken, Cherry Trees offers further scope to extend and reconfigure the accommodation, including the possibility of building above the garage and utility room, subject to obtaining the necessary consents.

OUTSIDE
Cherry Trees occupies a particularly attractive, generous and mature plot, with the house pleasantly set back from Bradford Road and positioned towards the centre of its gardens. The property is approached over a driveway providing ample parking for several vehicles and access to the integral double garage. The front garden is predominantly laid to lawn, bordered by established beds, shrubs and mature trees including silver birch and cherry, while an impressive wisteria adorns the front elevation. To the western side of the house, accessed directly from the sitting room, is a paved terrace, providing a wonderful spot for al fresco dining and entertaining, whilst catching the afternoon and evening sun. The rear garden is principally laid to lawn with well-stocked borders, apple and pear trees, copper beech and established laurel and beech hedging. A large garden shed provides storage, whilst a further area offers scope for a vegetable garden or could be incorporated into the lawn for easier maintenance. Further practical features include an electric vehicle charging point and electrically operated garage doors.

LOCATION
Dominated by its ancient Abbey and school, Sherborne is arguably one of the most attractive towns in Dorset. Numerous musical and cultural events occur throughout the year and there is a superb range of traditional shops and boutiques. The two castles, one of which was home to Sir Walter Raleigh, reflect the historic nature of the town, the centre of which is designated a Conservation Area in which a policy of strict planning control operates to preserve its special character. West Dorset is well known for its unspoilt landscape and there are many pretty villages and countryside walks nearby. The Jurassic Coast is a mere twenty-five miles away at Weymouth. This stretch of coastline from Portland to Lyme Regis, with its spectacular cliffs, has been designated a World Heritage Site. Communications to this part of the country are excellent. From Sherborne there is a regular train service to Waterloo (approx. 2 hours 15 minutes); the station is within walking distance. The A303 - linking the M3 and the M5 - is dual carriageway almost all the way, thus putting London and the West Country within a reasonable drive.

SPORTING AND RECREATION
The area is well known for its beauty and there is a network of bridleways and footpaths which cross the countryside making it ideal for walking, cycling and riding. The beautifully refurbished Sherborne House is a landmark destination for the arts. Water sports can be found at Sutton Bingham Reservoir (near Yeovil) or on the south coast, as well as racing at Wincanton, Salisbury, Bath or Exeter and golf at various courses including Yeovil, Sherborne and Dorchester. The Newt, now well renowned for its many first-class attractions, is situated in nearby Castle Cary.

EDUCATION
Local primary schools include Sherborne Abbey Primary and Sherborne Primary, both well regarded. The area also benefits from outstanding independent provision through the Sherborne Schools Group (Sherborne School, Sherborne Girls and Sherborne Prep). Other nearby options include Leweston, Hazlegrove, Perrott Hill, Port Regis, Milton Abbey, Bryanston and Millfield.
