THE PROPERTY
Church Close is believed to date back to the late 16th / early 17th century and boasts superb character features including a bressummer beamed fireplace, exposed timbers, brickwork and sash windows.
The property is principally timber framed with rendered elevations and is understood to have had a range of attached cottages extending to the west, hence the name Church Close. The accommodation is arranged over three storeys and now benefits from a modern 20th century, single storey extension to the east, which compliments the original accommodation with a stylish modern kitchen/breakfast room and side hall/boot room. Listed building and planning permission has been granted, with the initiating works commenced, to further extend the house to the rear, adding another bedroom and bathroom to the first floor, if desired.
The accommodation leads in through a Georgian front door to a drawing room which features the bressummer beamed fireplace with inset log burning stove, an alcove drinks cupboard, exposed brick floor, ‘Crittall’ French doors to the garden and sash and casement windows to the front and side. An inner hallway with pamment tiled floor gives access to the stairs to the first floor and doors to the reception rooms. The sitting room features an exposed brick chimney breast and log burning stove fire. The dining room has a semi-vaulted ceiling and doors to the kitchen/breakfast room and utility/garden room. The kitchen/breakfast room features double glazed windows to the side and rear, a large roof lantern skylight, oak flooring and a comprehensive range of base and eye level units with quartz worksurfaces, underset butlers sink, five ring bottled gas hob with extractor over, two Neff ‘Bake Off’ electric ovens, an integrated Bosch dishwasher and there is space and plumbing for an American style fridge/freezer. Continuing on the ground floor there is a side hall/boot room, larder/pantry storeroom, boiler room and a cloakroom.
On the first floor there are three double bedrooms, a landing room and a family shower room. On the second floor there is a fourth double bedroom with restricted access down the side of the chimney breast to a low-ceilinged children’s playroom/storeroom.
OUTSIDE
Gated access leads from the lane to the gravelled drive and parking area to the side of the house and to the single garage. There is also a pedestrian gated path at the front leading to the front door. The gardens are predominantly laid to lawn and mostly enclosed by a brick and flint wall, with a gate leading into the churchyard. There is a wooded copse to the rear with an old lean to outbuilding/store with a brick floor. There is a fenced kitchen garden with a timber framed greenhouse with potting bench and grapevine, fruit cages, vegetable beds, apple trees and an irrigation system. There is also, to the rear of the garage, a log store and a coal house.
LOCATION
Church Close is in a truly peaceful position, away from road noise and disturbance. Wonderfully set next to the thatched Norman parish church and Ampton Water, part of the Ampton Estate, affording excellent countryside walks on the doorstep. The village has a charming ‘old world’ feel to it whilst only being 6 miles from Bury St Edmunds. The well-regarded private school of Culford is located only 4 miles to the west and caters from 3-18 years.
Bury St Edmunds offers a comprehensive range of facilities including schooling both in the public and private sectors, an excellent range of recreational and shopping facilities, numerous high-quality restaurants and a good range of leisure facilities including health clubs, swimming pools and golf clubs. Cultural amenities include the impressive Georgian Theatre Royal and the Abbey Gardens.
There is good access to the A14, A11 (M11) and the railway station at St Bury Edmunds offers a link to mainline services to London’s Liverpool Street and King’s Cross. Alternatively, there is a regular train service from Stowmarket to London Liverpool Street taking approximately 80 minutes. Stansted International Airport is approximately 50 minutes by car.
DIRECTIONS
From Bury St Edmunds head north on the A134 towards Thetford. At the roundabout after the dual carriageway section, take the right turn onto the B1106. Continue into open countryside, over a bridge and before a deep dip in the road, turn left (opposite a bridleway sign and small junction triangle of grass) and follow this road for approximately 2.7 miles to Great Livermere. Bear left at the junction and then left again down the track to the church. The property will be found on the left just past the estate gatehouses, before the church.
