LOCATION
Set above the Dart Estuary, where Bow Creek joins the River Dart, is the pretty picture postcard village of Ashprington, situated between Totnes and Dittisham, and within an Area of Outstanding Natural Beauty The village is home to a 16th Century church, a popular village pub and a modern, well used village hall.
The surrounding countryside is delightfully unspoilt and offers excellent opportunities for outdoor pursuits, including The Dart Valley Cycleway and The Dart Valley Trail, which
both pass through the village, linking the riverside towns of Dartmouth and Totnes with walking and cycle routes. The neighbouring village of Tuckenhay, which is less than a mile walk, offers a further two pubs, both renowned for their good food and waterside settings.
Totnes, one of the most gorgeous and popular market towns in the South Hams, is approximately 2.5 miles away and has an eclectic mix of independent shops and restaurants along its historic high street. In addition, there is a lively market twice
a week, supermarkets, doctors’ surgeries and the King Edward VI Community College.
The mainline railway station at Totnes offers a regular intercity service to London in 2hrs 40 mins, and the A38 Devon Expressway connects Plymouth and Exeter with the M5 beyond. The Dartmoor National Park is about 7 miles to the north.
THE PROPERTY
Frogmore Cottage is a gorgeous period house that dates from the early 1800s. The house, which is beautifully presented, offers well-proportioned, bright and spacious accommodation arranged over two floors.
The stunning kitchen / breakfast room was handcrafted by Barnes of Ashburton and is very much the heart of the home. Integral appliances include a double oven, electric hob, dishwasher, fridge, wine fridge and central island. The kitchen is open plan to the dining room, creating a superb entertaining area, which features wall-to-wall glazing overlooking the well established and colourful gardens, with doors opening onto the adjoining terrace.
The sitting room is wonderfully cosy, with exposed stonework to one wall and a large wood burning stove set in an inglenook fireplace. Also on the ground floor is a third reception room that is currently used as a hobby room, again with woodburning
stove, but would make an ideal ground floor bedroom if required.
On the first floor, the impressive principal bedroom is complemented with a dressing room and en suite bathroom and enjoys fabulous views. There are a further 3 bedrooms on this floor, two of which are good-sized doubles and the fourth which is currently used as a study.
OUTSIDE
The gardens are a sheer delight and live up to the description of a quintessentially English country garden! Well stocked flower beds are interspersed with lawns, the garden pond is bordered by a rockery bed with running waterfall feature, and the terrace wraps around the house offering a wonderful al fresco dining area. There is a wonderful Amdega summer house / studio, gardening shed and compost site. There is driveway parking for three vehicles and an open car port for a further vehicle with adjoining workstore to the rear.
DIRECTIONS (TQ9 7UL)
Proceed from Totnes on the A381 Western bypass towards Kingsbridge and Dartmouth. As you leave the town and head up the hill, turn left towards Ashprington. Follow the road into the village and turn right at the roundabout in front of The Durant Arms. Frogmore Cottage is 400 yards down the hill on the left. There is a ship’s wind vane on top of the garage, and you can park before the house in front of the garage or after the house, through the five-bar gate.
