We were approached in October by a long-standing client, for whom we had previously acted, to sell his partner’s gorgeous house in Burton, Wirral. Willowdene had undergone an extensive scheme of extension and refurbishment over the years and was presented superbly – in fact when undertaking viewings, the comment most used was “it’s so perfect – does anyone live here?”
We launched Willowdene to the market on Friday 5th November and booked in several viewings immediately with applicants registered with us, with more booked in for later in the week – the property was receiving excellent interest. The second party to view were so impressed with the house and, not needing to sell their property, immediately started negotiations.
To agree a sale so early in marketing, the vendor wanted to ensure the deal would go through promptly, and so the purchaser was told that acceptance of the offer was conditional on an exchange of contracts within 2 weeks – a tall order when the average time between an offer being accepted and exchange of contracts is invariably closer to 12 weeks! However, both parties and their respective solicitors were committed to the cause and on Monday 22nd November, 11 working days after the sale was agreed, contracts were exchanged.
Not only that, the purchasers were so impressed by the interior design of the house they also purchased much of the furniture and soft furnishings!
A fabulous result all round, and one which highlights that where there is a will there is a way!
