Development land – making the most of a scarce resource

At Jackson-Stops we have been active recently in managing the sale of residential and mixed use development land in South Manchester and Cheshire.

Projects we’ve been involved with this year include the former Mobberley Riding School and its redevelopment, which has resulted in eleven high quality homes, and for the owners of a former family home adjacent to Prestbury Golf Club we’ve assisted in plans to demolish the existing property and replace it with high quality apartments.

In Didsbury, South Manchester, we’ve guided a developer towards an 80% uplift in value by advising them to change a 100% residential development to a mixed use retirement and residential scheme, and we’ve recently advised a client over their 4 acre project and the construction of 60+ homes.

With extensive, hands on development experience we have been able to give our clients the benefit of our knowledge with high quality advice on how to maximise the value of their land and property, resulting in some impressive financial gains.

Our knowledge of the development process, including sales values, (often referred to as Gross Development Value or GDV), build costs, fees, planning issues/costs and profit margins, is helping our clients to understand the current market and how best to protect and improve the value of their investments.
