Searching for a property in Surrey – the new priorities

The stamp duty holiday may be drawing to a close on 30th June, however, there is every indication that the continued surge and momentum in buyers looking for a new property in Surrey will continue throughout 2021. Our national research shows that there are now 13 buyers chasing every newly listed property.

New ways of working - home offices
There’s been a persistent, increased interest in properties that can facilitate longer term working from home requirements – beyond a corner for a desk – with buyers prioritising an extra bedroom, garden office or study.

Hevyr House, Wonham Lane, Betchworth is an exceptional property, built seven years ago, converted from the original mill building at Wonham Mill, which is Grade II listed and has a wealth of character and individual charm. The location is tranquil and rural on the edge of Betchworth, village, perfect for those seeking countryside walks on their doorstep and the property overlooks the large mill pond which can be enjoyed by the new owner alongside other residents. Bedroom three is currently a home office. Guide price £1,050,000. View details.

Making do at the kitchen table is a distant memory from the beginning of the pandemic, and new goals are for working from home in more focused – and permanent – ways. As working from home cements itself into the UK working culture, we’re finding that more people are expanding their property search to Surrey’s villages and properties with good outside space so, if required, they can install a home office in the garden.

More property for your money in Surrey
Searching for a home that gives that extra space, and more value for money, has meant that we’re seeing more and more buyers from inside the M25, looking to realise their dreams of moving away from busier areas – something that the new norms of working has now made possible. This has led to a larger group of buyers searching for a new home within a smaller pool of properties for sale. With this very busy and fast-paced Surrey market, it is now preferable to be in a full buying position to secure your ideal home. We are finding some buyers are missing out as they are yet to secure a purchaser for their own property.

Butlers Cottage, Denfield, Dorking is a particularly charming terraced Victorian home. The current owners have maintained the property over the last 10 years to an excellent standard with the standout feature being the superb kitchen/dining/family room located to the rear of the house with impressive wide French double doors leading to a secluded south facing patio, which in turn leads down to the woodland part of the garden. The sitting room is a cosy and elegant room with an open fireplace having fine views towards the North Downs. Guide price £990,000. View property.

For those who still work in the City – whether back to pre-pandemic levels or part-time in an office – easy access to fast transport links remains of primary importance. Luckily, we have excellent access to London, with commuters arriving in the City in around 50 minutes from Dorking’s main station and around 42 minutes from Reigate’s main station.
