NO FORWARD CHAIN An outstanding village house set within hedged and mature gardens in this picturesque village, with a showpiece kitchen and entertaining rooms Monxton is regarded as one of Hampshire's prettiest villages. It lies about three miles west of Andover and south of the A303 in the north western corner of the Test valley. Flowing through the village is the Pill Hill Brook, a chalk stream which is a tributary of the River Anton which in turn flows in to the River Test. The lanes in Monxton are lined with pretty listed buildings and thatched cottages and it has a public house and church. There is a village shop/post office in Abbotts Ann, primary school in Amport whilst everyday facilities are available in Andover which also has a mainline station on the London Waterloo Line, journey time about 70 minutes. The A303 to the north provides access to the West Country, the M3 for London and the A34 northwards for the M4 at Newbury. Other large centres within easy driving distance include Marlborough and the Cathedral cities of Salisbury and Winchester. The property is an individual village house close to the heart of Monxton, set behind a mature hedge. The understated faade belies a truly unique space. The beautiful gardens are entered through bi-fold doors and a link from the conservatory where the garden becomes the natural extension to the entertaining spaces. The true style of the property becomes apparent with an impressive double aspect sitting room with fireplace and a wide arch leading through to generous dining room, which in turn leads through to the conservatory. The conservatory commands a wonderful position overlooking the garden. The real inspiration is the space and the storage that has been created in the kitchen/family room with a fashionable two colour design, an impressive large island which is designed to be the hub of entertaining and cooking, an integral breakfast bar and seating up to six under a wonderfully spot lit area, all designed to make the most of family entertaining. There is a separate utility room with door to the rear garden and there is an additional study/gym at the front of the property. On the first floor there are four bedrooms, the principal bedroom has a glorious outlook across the top of the village and there is an en suite shower room, three further bedrooms, two with wardrobes built in, a bathroom with shower and bath and a separate wc. The true extent of the gardens are not apparent from the drive which is well screened by a high mature hedge. There is a level garden with access to the substantial detached double garage with adjoining boat/caravan space and parking for a number of vehicles. The majority of the gardens, which are an absolute joy, are found to the rear. They form a natural extension to the entertaining spaces through terraces, lighting and an ornamental wildlife pond with decked and seating areas sited to make the most of the sunshine throughout the day. Sweeping lawns edged by perennial borders leads through to a meandering path. There is a productive kitchen garden with raised planters, a small orchard, barbecue area, a small garden pavilion/summer house, and an adjacent terrace area for further alfresco entertaining.
