THE PROPERTY

A substantial 5,873 sq ft brick barn conversion in 6 acres with a 2 bed annexe flat and equestrian facilities in a sought-after edge of village setting with views over its land and woodland beyond. The Old Stud Farm is the center piece of the former Duke of Hamilton's Easton Estate's Stud Farm. The ''H' shaped range of brick barns were converted around the turn of the Millennium to create a substantial and flexible use 5,873 Sq ft dwelling. The light and well laid out accommodation features a central kitchen/breakfast room with a vaulted ceiling and full width south east facing glazed elevations overlooking a colourful courtyard garden with meadow and woodland views beyond, whilst the tranquil, vaulted drawing room, overlooks its own west facing courtyard garden. The stunning and part vaulted 67' ''Long Room' has a wooden floor, wide picture windows and wood burner, together with a series of French doors opening into courtyards on either side and include the stair case to a spacious galleried first floor landing. The master bedroom with its wonderful views has an en suite bath/shower room, and there are two further bedrooms and shower room at the other end of the landing. The south wing provides two ground floor bedrooms, a sitting room/study, large utility room and bathroom. The property benefits from an oil-fired central heating system with two boilers. THE ANNEXE FLAT Attached to the main ''H' shape range, and with a connecting door, is a single story annexe flat wing, with its own access and courtyard. The accommodation comprises a large kitchen/breakfast room, sitting room and utility room together with 2 bedrooms and a bathroom. Originally a ''granny annexe', the flat is presently rented on a holiday let basis. OUTSIDE The barn overlooks its garden and meadows which lie to the south east, beyond a wide terrace which links two of the courtyard gardens. Laid to grass they open onto the meadows which are enclosed and sheltered by mature hedgerow and are subdivided into three paddock areas. There is a large natural pond overhung with willow trees and a central track which leads to a 4 box stable range with yard, tack room, haystore and feedroom. Light and water is connected and adjacent is a professionally built manége with a sand and rubber base measuring 20m x 40m. A ''summer drive' grassland track offers an access leading to the front of the barn, whilst a rear drive, over which the neighbouring barns have a right of access, leads to a parking area to the side of the barn LOCATION The Old Stud Farm enjoys an accessible location on the edge of the sought after village of Easton. The village, formerly the centre of the Duke of Hamilton's Estate, has an award-winning local pub, a picturesque church and a distinctive crinkle crankle wall. There is a local cricket club, a primary school and nursery, as well as the popular Easton Farm Park. The historic market town of Framlingham, with its impressive Norman castle, is just 21/2 miles to the north and, together with Wickham Market 31/2 miles to the south, provides a wide choice of local facilities, numerous shops, sporting opportunities and excellent schools. The surrounding countryside of the Deben Valley is a designated special landscaped area and contains some of the most unspoilt countryside in East Suffolk. The A12, which bypasses Wickham Market, is easily accessed and links to the country's dual carriageway and motorway network. There are branch line and direct rail services running from nearby Campsea Ash station to London's Liverpool Street Station, via Ipswich. DISTANCES Framlingham - 2.5 miles Wickham Market - 3.5 miles Woodbridge - 9 miles Ipswich - 14 miles DIRECTIONS (IP13 0EN) From Ipswich or Woodbridge, proceed in a north easterly direction on the A12 and continue around the Wickham Market bypass. At the T-junction at the end of this lane, turn right and proceed into the village of Easton, passing the pub and church on your right hand side. Continue, with the crinkle crankle wall on your right, up a gentle hill leaving the village. As the road bends to the left, turn off to the right into the driveway which leads to the Stud Farm Barns.
