An impressive period farmhouse, Listed Grade II, of enormous character in need of updating and refurbishment. The property is set in gardens and grounds of some 1.5 acres including a yard with second vehicle access and two sizeable barns. This handsome former farmhouse dates back in part to 1616, but most of the building is believed to be 18th Century. Behind the four bay stuccoed facade is a well-proportioned interior with large windows allowing plenty of natural light and ceilings of a comfortable height. A brick and stone double garage has two up-and-over doors and a mower store to the rear. A sheltered brick and flint cobbled terrace lies immediately behind the house and is enclosed by ornamental stone walls and planters stocked with flowering shrubs, perennials and evergreen shrubs. There is also an attractive brick and stone store room providing useful secure storage space. The well-established gardens lie mainly to the east and north of the house, laid mainly to grass for ease of maintenance and planted with a number of well-established trees including oak, yew, magnolia and beech. The boundaries are enclosed by a deep drainage ditch with fir trees and hedging. To the south of the house lies an additional yard with second vehicle access and this is held on a separate title WSX50678. A concrete yard provides hard standing and leads to two sizeable barns. Barn 1 (28'3" x 61') Formerly a milking parlour and brick built under a corrugated roof with central up-and-over door. Barn 2 (59'2" x 25'2") Also brick built but under a slate roof in poor repair, with central opening secured by sliding corrugated doors. A further opening leads to an attached corrugated Atco barn of some 60 ft by 40 ft. It is felt that these buildings have considerable potential subject to the necessary consents. Location Morrells Farm House is situated in rural surroundings, roughly equidistant of both Chichester and Bognor Regis. Both offer good shopping facilities with railway stations providing a regular service to London Victoria. Sporting and recreational activities in the area are numerous with a number of sailing clubs along the South Coast at both Chichester and Littlehampton harbours. Locally there is a good range of shops at Rose Green and a nearby farm shop in Runcton.
