The Property Old Forge Cottage was once part of the Goodwood Estate and as the name suggests was originally the blacksmith's house for Halnaker. A central entrance hall leads to two good reception rooms. The sitting room, being over 20 ft in length, has an attractive fireplace with woodburning stove and double casement doors opening onto the garden. A kitchen/dining/family room provides a welcoming informal dining area with woodburning stove opening directly onto the kitchen. This has a comprehensive range of matching cream coloured units with soft close cupboards and drawers, polished stone worksurfaces and returns with concealed lighting. A good range of appliances includes a Rangemaster cooker with five burner gas hob, electric hot plate, two ovens and grill. There is also plumbing and space for an American style fridge/freezer. An adjacent snug provides a relaxed sitting area alongside the kitchen with double doors onto the garden. The bedroom accommodation is arranged over two floors with two/three bedrooms on the first floor and family bathroom with shower. The principal bedroom suite occupies the entire area of the second floor creating an ideal self-contained suite. The main bedroom has an attractive vaulted ceiling with exposed beams, adjacent dressing room and bathroom. Outside Brick piers flank the vehicle entrance which opens onto a wide paved courtyard providing parking. Twin garages each with remote controlled up and over doors provide secure parking and plenty of storage. The cottage style gardens are arranged to the north and west of the house with a terrace which runs the length of the building providing a sheltered sitting area looking west. A brick set pathway flanked by rose beds leads through the cottage gardens to the house with the garden laid to manageable lawn and surrounding borders. A timber built garden studio with clay tiled roof provides an ideal area for those wishing to work from home or have a dedicated area for hobbies/crafts. Location Old Forge Cottage is located in the popular village of Halnaker within its conservation area and just to the north of Chichester, on the edge of the Goodwood Estate. The village has a primary school and a popular pub. There is a local shop in neighbouring Boxgrove, whose ancient priory also provides the parish church. Immediately to the north lies the Goodwood Estate, world famous for its racecourse, the annual Festival of Speed and the Revival meeting at its historic motor circuit. Goodwood also provides a farmshop and country club with indoor swimming pool, gym, tennis courts and golf course. The nearby countryside of the South Downs National Park is criss-crossed with miles of footpaths and bridlepaths ideal for walking, riding and mountain biking. The cathedral city of Chichester can be found some 4 miles to the south west and there is a regular bus service passing through Halnaker to Chichester. There is a daily bus service from the village to Seaford College and Great Ballard School can be found in neighbouring Eartham. The city provides a comprehensive range of shopping facilities arranged within its pedestrianised centre, together with a wide variety of restaurants, bars and cafes. The arts are also well catered for with Pallant House Gallery housing one of the best modern art collections in the country and Chichester's own Festival Theatre which has recently celebrated its 50th anniversary. Chichester Harbour and the West Sussex coastline provide many other attractions with the waters of The Solent being particularly popular with sailors. There are a number of well-known sailing clubs, most notably at Bosham, Itchenor, Chichester Marina and Birdham. The National Trust Reserve at East Head and its adjacent beaches at West Wittering have some of the best areas of coastline in this part of the country and are popular with windsurfers, landboarders and kite surfers. Communications are good with the A27 providing vehicle access to many cities along the south coast and via the A3 to London. Mainline stations at Chichester, Barnham and Arundel provide regular services to London.
