Surrounded by the rich countryside of the South Downs National Park and within 4 miles of Goodwood, a period cottage of great character, Listed Grade II, forming part of the north wing of the historic Binderton House. This pretty brick and flint cottage is situated in the elegant surroundings of this impressive country house, dating from the late 17th century and once the home of Anthony Eden. This northern wing of the original country house was probably part of the kitchen, dairy and domestic offices and there may have been a second wing to the south which is now lost. The interior has great character with high ceilings in the reception rooms and large sash windows with deep reveals and shutters allowing plenty of natural light into the interior. The hallway and sitting room both have polished maple floors and a tiled floor in the kitchen/dining room which also has underfloor heating. An impressive fireplace with exposed chimney breast is fitted with a woodburning stove and provides an attractive focal point with stone hearth and arched recess to one side. A stable door opens east onto the sheltered terrace and pretty garden. The kitchen/dining room has been fitted with an excellent range of Thomas Ash specially built units with granite worksurfaces and integrated appliances, including combination oven, wine cooler, full height fridge and induction hob. On the first floor a spacious landing is fitted with bookcases and leads to two bedrooms, each with custom made pine wardrobes. Both bedrooms have sash dormer windows looking west over the grounds to the farmland and South Downs beyond. The entrance to Binderton House is flanked by impressive brick and flint walls leading to a gravel driveway with parking area to the front of Binderton House. To the south there is a courtyard with a number of garages, one of which is owned by Middle Cottage. A stable door from the sitting room leads to a stone flagged terrace looking east across the pretty garden. This creates a very pretty sitting area sheltered by the brick and flint walls of the building. Neatly clipped yew hedging flanks brick steps leading passed deep, well stocked borders planted with herbs and English perennials to a neat central area of lawn. Further borders support a variety of ground cover plants, traditional shrubs and architectural plants designed to give colour and interest all year round. Binderton House is situated some 4 miles to the north of Chichester and within 4 miles of Goodwood, on the edge of the rich South Downs countryside. This area of West Sussex is well known for its sporting and recreational activities, with nearby Goodwood providing a country club, golf course and its internationally famous racecourse. Goodwood also hosts the annual Festival of Speed and Revival meeting at its historic motor circuit. The surrounding countryside of the South Downs National Park is home to many pretty villages and country pubs with plenty of footpaths and bridleways for walkers, riders and mountain biking. The waters of Chichester Harbour, located some 5 miles to the south, provide some of the best sailing facilities within a convenient distance of London.
