The major portion of a unique Grade II Listed Victorian residence with statement reception rooms overlooking wonderful gardens and woodland grounds. Understood to date from 1867 and Listed Grade II, Playford Mount was built by E C Hakewill, a local architect. The original estate was sub divided in the early 1960s with Playford Mount forming the major portion of the manor house and retaining the principal reception rooms. Benefitting from updating by the present vendors, which includes a modern oil-fired central heating system, the property displays distinctive gothic architecture with an ecclesiastical theme throughout including 12 ft high ceilings, arched doors and windows. The accommodation, over three floors, extends to some 4,500 sq ft and includes an impressive central reception hall vaulted to the second floor roof apex and lit by a beautiful circular stained glass window. Two ''statement' well-proportioned principal reception rooms, together with a snug sitting room, all enjoy views over the garden and a bespoke kitchen/breakfast room by Ashford & Brooks, includes an electric four-oven AGA with a breakfast table area beyond. The stunning 35ft orangery, which was completely rebuilt some 14 years ago by specialist craftsmen includes highly productive peach and apricot trees, whilst beyond the cloakroom is access to an extensive utility cellar room, complete with a series of wine vaults. On the first and second floors is a total of six bedrooms, with the master bedroom having an adjacent dressing room and shower room. In addition to the family bath/shower room there is a second floor wash room. The majority of the rooms enjoy views across the gardens and from the first and second floors these extend across the picturesque countryside of the Fynn Valley. OUTSIDE A shingle driveway sweeps to a parking and turning area to the front of the house with access to a double garage adjacent to which is an area of walled kitchen garden with greenhouse and ladder store together with a two box and tack room stable range currently used for storage. The house's distinctive elevations are adorned with mature flowering wisteria, acanthus and Virginia creeper and a York stone terrace runs along the south of the house overlooking the grass tennis/croquet lawn, beyond which the south facing gardens are enclosed by mature hedgerow. They are interspersed with a variety of shrubs and mature specimen trees including fine Wellingtonia, Copper Beech and Cedar of Lebanon trees. The gardens run down into adjoining woodland meadows with a further variety of trees and include the former brick pump house, which still has an operating well drawing water for the garden. The property benefits from access to a circular footpath which runs through the countryside of the Fynn Valley linking to the nearby villages. THE WOODLAND On the opposite side of the road is a 4½ acre area of mature mixed woodland which has been of great value to the present vendors for recreational, woodland management and conservation purposes. In all the property extends to about 7 acres. AGENT'S NOTES Rented Meadows: Beyond the gardens, running through the bottom of a small valley, are a series of three meadows which the present vendors rent on annual license from the neighboring farmer for grazing purposes. It is understood that this arrangement may be able to be perpetuated. Planning: A previous planning permission was sought and granted for conversion of an outbuilding to a self- contained one bedroom annexe. This has now lapsed, but the plans are available.
