2 Elm Tree Cottages is an easy-to-run, characterful cottage equally suited as a full time home or weekend sailing retreat. A sitting/dining room is just over 23 ft in length with large bow window and gas effect stove. Double doors open onto an adjacent kitchen fitted with a range of matching units and hardwood worksurfaces. In turn, this opens onto a light, south facing conservatory with double doors onto an adjacent terrace and garden. There are two bedrooms on the first floor with bathroom. Steps lead to a second floor loft room which is fully decorated with east facing window and eaves storage. Access from Prinsted Lane leads to an off-street parking area. The south facing garden is approached by way of double doors from the conservatory opening onto the terrace. Steps lead down to a lawned garden with well-established borders planted with roses and flowering shrubs. There is a summer house, storage shed and useful outside WC. This popular harbour-side village lies between Emsworth and Bosham, on the upper reaches of Chichester Harbour. Beautiful harbourside walks are close at hand. There is a public slipway to the water within some 250 yards of the property and the nearby sailing facilities of Thornham Marina, Emsworth and Bosham are also within convenient travelling distance, each with their own sailing clubs. Prinsted itself is conveniently located within a mile of local shops available in nearby Southbourne, together with a railway halt which provides services to Portsmouth, Havant and Chichester. The latter two stations also providing on-going services to London Waterloo in about 1 hour 20 minutes and London Victoria in about 1 hour 40 minutes respectively. The town centre of nearby Emsworth provides a good selection of facilities together with a number of pubs, bars and restaurants. Emsworth Harbour is ideal for dinghy sailing, but also provides deep water yacht moorings. Whilst sailing is perhaps the predominant pastime in the immediate area, sporting and recreational activities elsewhere are numerous including a number of golf courses, the nearest being at Rowlands Castle. Horse racing takes place at both Goodwood and Fontwell Park. Bathing, windsurfing and kite boarding may be enjoyed from various beaches along the south coast. The National Trust Reserve at East Head and the beaches of West Wittering are easily accessible and are perhaps the most picturesque in West Sussex. To the north, the rich countryside of the South Downs National Park is criss-crossed with many bridle paths and footpaths. Goodwood, already internationally known for its horse racing also plays host to the annual Festival of Speed and the Revival at its historic motor circuit. There is also a private airfield for the use of light aircraft.
