THE PROPERTY

A fantastic family home built in 2003 in an absolutely idyllic location on the edge of the picturesque village of West Milton, with stunning views and five beautiful bedrooms. THE PROPERTY Tucked away down a pretty no through lane in a truly magical location on the edge of the picturesque village of West Milton, first glimpses of Leigh Gate Cottage are most impressive with its attractive facade constructed (in 2003) of local stone under a pitched tiled roof. Stone steps lead down to the front of the property through a lovely and well-stocked front garden, and it is immediately difficult not to smile. On first entering the property there is a real sense of charm and space with very well-presented and immanently flexible accommodation, yet totally untainted by inappropriate modernisation. There are many rooms in this lovely house worth a special mention including a fantastic sitting room, perfectly proportioned with a large brick fireplace and inset woodburning stove. There are double doors leading out to the garden and very attractive wooden flooring. Alongside this room is a hall/boot room and a TV/snug room. The large family kitchen forms the perfect hub of the house incorporating a number of attractive wall and base units, an Aga (green) and plenty of room for a kitchen/breakfast table. There are also double doors leading out to the paved terrace, ideal for al fresco dining or a morning cup of coffee. Alongside the kitchen is a large utility room and cloakroom, also ideal as a dog room. There is also a good-sized dining room, again with doors leading out to the garden. The bedrooms are accessed via two separate staircases, with three bedrooms and one bathroom to one end, and two bedrooms and a bathroom at the other, perfect to suit most families' needs. The gardens are a true delight with a large lawned area to the side of the house with a well-stocked border and specimen trees and the most stunning views of unspoilt countryside. There is a wooden summer house - a truly magical place to enjoy a summer evening and watching and listening to wildlife. The location is quite simply 'as good as it gets' and a utopia for children and animals. There is gravelled parking, a workshop, garden store, garage (with lighting, electricity & water and potential to further develop (STPC)) and a potting shed. All in all, this is a truly magical property in an idyllic yet very convenient location. LOCATION West Milton is a most picturesque village situated in the heart of rural West Dorset within a designated area of Outstanding Natural Beauty. The countryside in this part of Dorset is wonderful, with rural pastures, undulating chalk downland, coppices and woods. The iconic Eggardon Hill iron age hillfort with its commanding views over the Bride Valley towards Golden Cap and Lyme Bay, and Powerstock Common nature reserve are both nearby. The World Heritage Jurassic Coast is just a short distance - West Bay with its pretty harbour, and Burton Bradstock home of the popular Hive Beach Café and Seaside Boarding House. The village of Powerstock is just 1.6 miles, with a church, a primary school and popular public house The Three Horseshoes, with another popular public house the Marquis of Lorne Inn in the hamlet of Nettlecombe, also 1.6 miles. West Milton is also conveniently located for the popular and vibrant market town of Bridport which is only a short drive away, a most attractive and bustling Georgian town that retains an excellent number of independent and high street shops, supermarkets including a Waitrose and a thriving street market on Saturdays and Wednesdays, restaurants, a cottage hospital, a large medical centre, a popular leisure centre, a successful Arts Centre, two theatres, and a number of independent festivals involving the arts are held throughout the year. A further wider range of amenities, including a mainline railway station to London Waterloo can be found at the County Town of Dorchester, or Crewkerne.
