THE PROPERTY

A distinguished period house dating from the 17th century with 19th century additions. Large 23 foot drawing room overlooking the garden, panelled dining hall and further reception room with exposed timbers. The property is just a short walk from Rochester High Street and yet looks out across The Vines Gardens, a Grade II Listed park with a rich history. In addition to the main house there are several outbuildings, the largest of which has heat, light and power connected and subject to the necessary planning would make an excellent home office or studio with plenty of storage space.

Inside the property has retained many of its period details, including a polished stone floor entrance hall, and period fireplace with oak bressumer in the dining hall, wide planked polished wood floors and, in the earlier part of the property, exposed timers.  It is a house that has both character and style.  The accommodation is arranged on ground and two upper floors over a small cellar.  The drawing room, which was part of the 19th century extension has full length windows with original shutter boxes and an attractive fireplace.  The sitting room/study is less formal and has exposed timbers and looks out over the garden. The master bedroom is well proportioned with good ceiling height and has a walk-in wardrobe which could be shared with the guest bedroom on the first floor.  The current shower room is spacious and could well be re-appointed as a bathroom with shower.  The second floor is reached by the original newel stairs, with polished wood treads, leading up to two good size second floor bedrooms. In many respects this is a town house which has the feel of a country house.
