DESCRIPTION

This pretty brick and flint cottage with pantile roof was built in 1988 and has been occupied by the present owner since 2005, during which time they have extended (2007) and re-modelled the property. The doors throughout the property are bespoke hand made, and a number of the timber window frames were replaced within the past 3 years. From the property, one can enjoy views of Salthouse church, Salthouse Heath and the coast.

The front door opens into the entrance hall which features African slate tiled flooring, an under stairs cupboard, and a wide staircase rising to the first floor accommodation.

To the right of the entrance hall is the sitting room, which features an open fireplace with brick surround and timber mantle, there are 2 exposed beams, and the room benefits from a dual aspect to the front and side of the property. A set of double doors open through to the light and airy garden room, which was constructed in 2007. The room features wood effect flooring, beautiful timber beamed ceiling, 2 skylights and a set of double doors opening out to the rear garden.

From the garden room a door opens into a utility area, leading off from which is a bedroom and a bathroom comprising travertine tiled walls and flooring, large walk-in shower, wash hand basin, WC, and heated towel rail.

The kitchen/breakfast room is fitted with built-in cabinets, double butler sink, integrated dishwasher, and space for a freestanding fridge/freezer. An Aga sits within the inglenook and comprises 3 electric ovens and a 6-burner gas hob (including a wok burner), which uses bottled gas.

From the kitchen a door opens into a lobby/boot room, from here there is access to the office and out to the rear garden. The lobby/boot room benefits from underfloor heating and a large glass atrium. The office is a spacious room with boarded loft storage above, accessed via retractable ladder.

The staircase rises to the first floor landing, off which there are 3 bedrooms (one with en suite) and the family bathroom. The main bedroom is a beautiful double aspect room with exposed timber beams and a set of double doors open out to the balcony. The adjoining en suite was installed in 2021 and comprises a shower cubicle, wash hand basin, WC, heated towel rail, and a view of the coast. There are two further bedrooms, both benefitting from double aspect views. The family bathroom offers a bath with shower overhead, wash hand basin and WC and affords lovely views of Salthouse church.
