THE PROPERTY

A CHARMING STONE COTTAGE IN A QUIET CORNER OF THE VILLAGE WITH A DELIGHTFUL GARDEN AND A LOVELY VIEW.

A charming, detached cottage in the typical local style of stone and brick under a slate roof, the oldest part of Meads Cottage probably dates from the 18th Century, but it is not listed and has been much altered and extended over the years. At nearly 2,500 sq/ft including the separate studio/office it is a much larger and lighter cottage than you might imagine at first glance. The dining room and snug sitting room with wood burner are in the old part of the cottage. The large drawing room with French doors to the garden and conservatory were added in the 1980’s, and some former outbuildings have been refurbished to create a potential ground floor annexe with a 4th reception room or bedroom with ensuite shower room, kitchenette and a smart studio/office/study which opens into the garden. The galley style kitchen, utility room and cloakroom complete the ground floor and upstairs there are three double bedrooms and a generous family bathroom. There is also a separate detached studio/office in the garden which might be converted into more accommodation, subject to consent. Meads Cottage has been the family home of our clients for nearly 60 years and in all that time the cottage and the garden have been well cared for, and many improvements have been made, however the cottage would now benefit from some cosmetic refurbishment and updating of the key services, work that might include installation of a new kitchen and bathroom, and installation of modern central heating. Regardless of the need for improvement Meads Cottage is a comfortable and welcoming home in a lovely spot on the edge of the village.

Lying almost entirely behind the cottage with a fine view across the fields towards Bulbarrow the large traditional cottage garden is an important feature of the property. Reaching across to a dry stone wall and backing on to open fields, the garden has a wide level lawn surrounded by old fashioned borders stocked with a huge variety of colourful perennials, and interesting trees and shrubs that provide a lovely display through the spring and summer months. To one side of the garden there is a short drive with parking for a couple of cars in front of a detached double garage.

Approached down an unadopted no though road, Meads Cottage is situated in a quiet corner of the Wonston area of Hazelbury Bryan on the edge of the Blackmore Vale, a traditional landscape rich in green fields, old oaks and ancient hedgerows. It is a large and popular village with a thriving primary school, shop and a pub (The Antelope), and nearby in Sturminster Newton there is a Co-op mini market, medical centre, The Exchange (a busy local venue) and Harts of Stur, a well-known home/hardware/garden store. In about half an hours drive you can be in Sherborne with its pretty shopping streets and Waitrose, or Blandford Forum where there is a Georgian market square, M&S food hall, Tesco and Lidl superstores. There are lots of opportunities for leisure and recreation nearby, Bulbarrow a well-known beauty spot is just across the vale and in under an hour you could be enjoying water sports in Poole Harbour and Studland Bay, walking in Wareham Forest and the Purbecks or exploring Dorset’s renowned Jurassic coastline. It takes about 20 mins to drive down to the A354, the main road between Dorchester and Salisbury, and from there the commute to Poole, Bournemouth and Ferndown is straight forward, and a quick link to the A31 takes you to Southampton and Portsmouth via the M27, and on up to London on the M3. The nearest station is Sherborne or Gillingham (trains to London Waterloo just over 2 hrs).
