LOCATION
Situated on sought-after Berry Head Road, Rock House lies just a short walk from the harbour town of Brixham, with its vibrant town centre, an excellent marina, and a varied selection of shops, galleries, pubs, restaurants and cafés. The town hosts a lively calendar of events throughout the year, including BrixFest, Fishstock, and the ever-popular Pirate Festival. For those who enjoy outdoor pursuits, Berry Head National Nature Reserve, renowned for its dramatic coastal scenery and wildlife, is nearby, as is the Southwest Coast Path, with miles of spectacular and rugged walking. Also, Shoalstone open-air seawater pool, one of the largest lidos in the world is within walking distance, further along on Berry Head Road. Communications are excellent with the A380 being about 6 miles distant and linking to the M5 at Exeter, and mainline rail services from Totnes, about 10 miles, providing regular trains to London, Paddington in about 2hrs 40 mins.

THE PROPERTY
Rock House is a well-proportioned and elegant detached house, which although well-presented, needs updating in places. The ground floor is approached through the entrance porch which opens into a welcoming reception hall with impressive sweeping staircase, setting the tone for the elegant and spacious accommodation beyond. The drawing room and dining room both enjoy fine proportions, with floor to ceiling sash windows and shutters. The drawing room features an open fire, while the dining room features a gas coal effect fire in surround. Both rooms benefit from outstanding views. The third reception room is a study/library and again features an open fire, and floor to ceiling sash windows with shutters. The kitchen/breakfast room opens to a conservatory with French doors leading to the terrace, again with superb views. A utility room and cloakroom complete the ground floor of the house. There is an internal lift from the entrance hall to the first floor.

On the first floor, the main bedroom suite is a generous and well-appointed space with an en suite bathroom. A further guest bedroom also benefits from an en suite bathroom, while three additional bedrooms are served by a shower room.

The self-contained cottage, with its own independent access, small terrace and a parking space, is also accessible from the house through a door off the reception hall. The ground floor comprises a kitchen, small breakfast room and sitting room, with two bedrooms and a bathroom on the first floor.

OUTSIDE
The gardens at Rock House have been beautifully designed to complement the coastal setting, with level lawns, mature planting, and sheltered terraces, all taking full advantage of the sea views on offer. A wide sun terrace accessed from the main reception rooms offers an exceptional space for entertaining while enjoying uninterrupted views across the bay. A pillared driveway offers access to parking for several vehicles.
