THE PROPERTY
Accessed via a winding single track perfectly nestled in a beautiful valley, first glimpses of Pinneywood Farm are most impressive, with its incredibly pretty façade constructed of rendered elevations under a pitched slate roof. Dating back over 300 years Pinneywood Farm is a fantastic farmhouse that has recently undergone under a fastidious programme of works, and is a now a truly superb family home with a huge amount of character and charm, and very well proportioned and light rooms.
The property is now a perfect juxtaposition of old and new, with a truly exceptional family kitchen with stripped wooden flooring, incorporating a number of attractive wall and base units to one end, and a large breakfast/eating area to the other, with plenty of room for a kitchen table forming a perfect hub of the house. The fabulous sitting room is also worth a special mention, with a most attractive inglenook fireplace, wooden beams and a door leading out the gardens. On the ground floor is also a very good-sized bedroom and en suite shower room, and also a smaller bedroom currently utilised as a study, and separate shower room.
The principal bedrooms are situated on the first floor and accessed via two staircases, with three absolutely beautiful and very good-sized bedrooms and a bathroom. Much of the property has lovely, vaulted ceilings and beautiful stonework adding to the enormous character and charm of this wonderful property.
The delightful south westerly garden wraps perfectly around the property, with a lawned area and mature planting, and a meandering stream with a private well for garden use. The outbuildings include a single garage housing the water treatment system, a powered workshop, log store, and greenhouse. There is ample parking available on a private driveway.
There is also planning permission in place for a separate carport/garage which can be designed to suit any purchasers' requirements.
All in all, this is a truly wonderful property in an idyllic, yet very convenient location.
