THE PROPERTY
An elegant and beautifully presented country house occupying an idyllic setting on the edge of the village with easy access to the A14. Presenting colour washed rendered elevations under predominantly plain tiled roofs and a front façade with symmetrical fenestration, Onehouse Lodge is Grade II listed, as being of special or historic interest and has been owned by the same family for the last 28 years during which the house and grounds have been fully restored, renovated and much improved.

The property is believed to have origins dating back to around 1670, although the house is predominantly of Queen Anne era and was part of the Pettiward Estate of Great Finborough Hall and was sold off by the estate in the 1950’s. The generously proportioned and substantial accommodation has been sympathetically restored to a very high standard and presentation and extends to over 5000 sq ft arranged over three floors.

The entrance door leads into the impressive drawing room, which features a large open fireplace with surround, mantel and brick hearth, twin walk-in cupboards, panelled walls, front and side windows with original pocket shutters, moulded cornice and a flagstone floor. The dining room, which has exposed floorboards, is part panelled with windows to the front and side aspect with pocket shutters and an impressive substantial open fireplace and hearth. The inner hall has dado panelled walls, moulded cornice and features a handsome staircase with fluted balusters and a dado panelled stairwell. The inner hall accesses the cloakroom and the sitting room, which features a cast iron open fireplace with marble surround and tiled hearth, has a rear bay with French doors and shutters, panelled walls, moulded cornice and a shelved alcove. The rear hall has a quarry tiled floor with a door leading to the second stairs to the first floor, bookshelves, accesses the rear garden and leads to the kitchen/breakfast room, which is fitted with a bespoke range of units, granite work surfaces, a butler sink and matching island with a second sink and tap, walk-in pantry, a further large cupboard and a four oven electric Aga. There is a sandstone flag floor, a side door leading to a lobby, which accesses the garden and large French doors with shutters leading to the rear terrace and garden. The laundry/utility room is fitted with a butler sink inset into a solid wood worksurface with cupboards under and there are two storage cupboards, a large boiler cupboard, wall panelling, a pamment floor and a stable door to the garden. The snug, which is also used as a study has a fireplace housing a wood burning stove with brick hearth, windows to three aspects, stable door to the garden and a door leads to a separate stairs to an annexe bedroom and en-suite shower room.

On the first floor there is a large galleried landing and the master bedroom enjoys a twin front aspect, dado panelled walls, cast iron and tiled fireplace with wood surround and has an en-suite bathroom with a ball and claw foot roll top bath, two pedestal hand wash basins, low level wc, concealed shower cubicle, panelled walls, three built in double wardrobes and exposed floorboards. Bedroom two has twin windows to the front, a side window and an en-suite shower room. Bedroom three features an attractive rear bay window with built-in seat, cast iron and tiled fireplace and a built-in cupboard. A further inner landing accesses two further bedrooms, both with double wardrobes and one has an en-suite wash basin. There is also a family bathroom. From the landing, stairs lead to the second floor, which has an average ceiling height of 5’10 and a mid-landing/bedroom leads to two further bedrooms, all with front Dorma windows.

OUTSIDE
The gardens and grounds are a particular feature of Onehouse Lodge with beautifully manicured formal gardens, predominantly laid to lawn with many well stocked herbaceous beds and borders and numerous shrubs and mature specimen trees. The property is centrally located within the plot with the gardens surrounding the house giving it a high degree of privacy and picturesque outlooks.

The gravel driveway leads around to the front of the house and to the side where there is a large cartlodge barn with space for vehicles and further workshop/storage areas. There is a large area of lawn to the front with an abundance of mature trees, shrubs and hedging.

The formal rear gardens are also predominantly laid to lawn and in addition to mature plantings, there is a pond, large terrace area abutting the rear of the house, ideal for alfresco dining and on the western side there is a heated swimming pool and pool house and a fenced hard surface tennis court. Immediately to the rear of the house is a walled parterre with brick paths, box hedging and a brick terraced seating area.

On the east side of the house is a further area of garden with lawn, paths, mature shrubs and the original horse and cart pond. Beyond this is a further area of garden with original brick stables and double gates lead to a side driveway. There is also a paddock to the rear, reserved as a wildlife area with mature trees including fruit trees, walnut tree and there is a concrete hard standing area ready for a stable/further outbuilding if desired.

The gardens and grounds extend to around 4.5 acres (subject to survey) and abut farmland to the rear and side boundaries.
