LOCATION
Sherford is a small hamlet located in a beautiful rural setting, just off the A379 coastal road between Kingsbridge and Slapton Sands, a gorgeous 3-mile-long beach. The neighbouring villages of Frogmore, Chillington and Stokenham offer thriving communities with a mix of village shops / post office, pubs, primary schooling, parish churches, and a fabulous farm shop and deli, with café and pop-up shops at Stokeley. Slapton Ley, a Site of Special Scientific Interest, is located on the edge of Torcross and is the largest freshwater lake in the southwest of England, with superb walking and wildlife on offer. The market town of Kingsbridge offers two supermarkets, a well-regarded secondary school, a cinema, a leisure centre and an eclectic mix of independent shops and boutiques, as well as many pubs and restaurants. Dartmouth is about 10 miles and offers much the same, including an M&S Food Hall, and The Seahorse Restaurant, which was recently named as ‘Best restaurant outside of London’ by the Food and Travel Reader Awards 2025. Dartmouth hosts several yearly festivals, including the Dartmouth Royal Regatta, Food Festival, Music Festival and Galleries Week. Totnes offers a main line rail link to London Paddington (2 hours 40 minutes).
THE PROPERTY
A beautiful unlisted, former mill and miller’s cottage, mentioned in the Domesday Book, Keynedon Mill is an exceptional stone-built country home that has been sympathetically refurbished and enhanced by the current owners. Rich in history and character, the property has enjoyed an enviable reputation as a highly regarded boutique bed and breakfast, featuring in both Woman & Home and Country Homes & Interiors, and being recognised by The Guardian as one of the ten best places to stay in South Devon.
No longer a B&B, the mill and the miller’s cottage, blend to create a beautiful home with superb attention to detail and creative flair. The accommodation is arranged over four floors and features period charm throughout, including exposed beams, original stonework, flagstone flooring and impressive inglenook fireplaces, all complemented by thoughtful modern improvements. At the heart of the home is a superb farmhouse-style kitchen and breakfast room, with exposed stone walls, character beams and flagstone floors, fitted with an oil-fired Aga, separate oven and hob, dishwasher and double-width fridge freezer.
Off the kitchen is a conservatory by David Salisbury, a delightful garden room, again with stone flooring and several sets of double doors opening onto the surrounding terrace and gardens. The ground floor also offers a formal dining room with an impressive stone inglenook fireplace with wood-burning stove, together with fitted library shelving, a study and a charming second sitting room / snug providing additional reception space, with a further inglenook fireplace and wood-burning stove. To the rear of the property, a hallway doubles as a wine cellar, complete with stone flooring and external access, and a secondary staircase rising to the first floor.
Stairs rise from the kitchen to the first floor and the generously proportioned living room, which is a particularly impressive space, showcasing exposed timbers, a wood-burning stove set upon a raised hearth and a door leading directly to the gardens. Also on the first floor is an en suite bedroom, together with two further bedrooms and a family shower room. Occupying the second floor is a beautiful guest bedroom suite with en suite bathroom, two further bedrooms and a family shower room. A further guest bedroom with en suite bathroom occupies the third floor.
OUTSIDE
A sweeping drive leads to the house and continues through to a gated back entrance. The gardens and grounds are a particular feature of Keynedon Mill, extending to approximately six acres and providing a beautiful setting for the property. Mature and well-established gardens, they comprise large sweeping lawns interspersed with mature trees, colourful borders, a rockery garden, a kitchen garden and an abundance of shrubs, including an impressive and established wisteria.
Stone-paved terraces provide ideal areas for outdoor dining and entertaining. Beyond the garden is a large post and railed field / paddock, where a stream forms part of the boundary, complemented by a collection of outbuildings including a large open-bay barn providing parking for several vehicles, a large workshop / store and further store / shed.
DIRECTIONS (TQ7 2AS)
From Kingsbridge, follow the A379 coastal road towards Torcross, and drive through the villages of both West and East Charleston, and once in Frogmore, turn left towards Sherford, 1 mile. Continue for about ½ mile, passing the back entrance of Keynedon Mill, continuing for about 100 yards until you reach the main drive on your left.
