THE PROPERTY
Mustow House is a stunning home occupying the dominant right half, with the benefit of the main front entrance door, of this impressive Grade II listed Georgian fronted townhouse, which we understand has origins back to the early 17th century. The property retains much of its Georgian character charm having originally shuttered sash windows with window seats and a Juliet balcony to the front, original moulded panelling, dado rails and two outstanding working fireplaces.

A particular noteworthy feature of the house is the wide oak Jacobean staircase, which leads to an impressive central galleried landing and also the fascinating decorative Victorian tiled floor to the main reception/dining hall. This wonderful character contrasts well with the bespoke high specification Knights Country Kitchens fitted kitchen/breakfast room and the stylish modern bathroom fittings. The property offers superbly proportioned and versatile accommodation, well-arranged over four floors, to include the cellar, as is typical of this quality of house.

The reception hall, which features the impressive decorative Victorian tiled floor and a wide inglenook fireplace with inset log burning stove, has a small private study area off the hall. The sitting room is panelled throughout and features a classic marble and slate fireplace with cast iron hob-grate fire, and from here a large pair of doors lead to the open plan limestone floored kitchen/breakfast room with sash windows overlooking the garden. The stylish kitchen benefits from polished granite worksurfaces with underset sink, controllable range cooker set into a feature fireplace surround, integrated dishwasher and larder fridge. The utility room opens to the rear of the kitchen with further worksurface and space and plumbing for washing machine, tumble dryer and upright fridge freezer with a useful walk-in store cupboard off it and double-glazed windows and doors to the garden. There is also a cloakroom with a narrow door leading to steps down to the three-room cellar which could be, subject to consent, improved with new stepped access direct from the rear garden. The cellar whilst not tanked, is generally dry, with workbench and storage shelving.

The three well-presented first floor double bedrooms benefit from an en-suite shower to the guest bedroom and a family bathroom with separate shower to the side. There are two further double bedrooms on the second floor, a family bathroom and access to good attic storage.

OUTSIDE
To the rear of the property there is a good paved, wall and fence enclosed courtyard with small area of Astro turf and which is ideal for alfresco dining and entertaining. A gate in the back fence leads to the two private parking spaces which can be accessed from the road to the side of The Dutch House.

LOCATION
Mustow Street is a prominent street in the historic core, lying just east of the town centre, a short distance from Angel Hill and the Abbey Gardens. The property lies within easy reach of the town centre with its excellent range of amenities, with schooling in the private and public sectors, extensive shopping facilities and a good range of leisure facilities including health clubs, swimming pools and golf clubs. There are numerous high-quality restaurants, and cultural amenities include the beautiful Georgian Theatre Royal and The Abbey Gardens.

The University City of Cambridge is approximately 28 miles away and offers unrivalled schooling opportunities and excellent shopping and amenity facilities. There is good access to the A14, A11 (M11) and the railway station at Bury St Edmunds offers a link to mainline services to London’s Liverpool Street and King’s Cross. Alternatively, there is a regular train service from Stowmarket to London Liverpool Street taking approximately 80 minutes. Stansted International Airport is approximately 50 minutes by car.

DIRECTIONS
From the centre of town, proceed in an easterly direction down Abbeygate Street onto Angel Hill and bear left. Walk down to the traffic lights at the junction with Mustow Street, Angel Hill and Northgate Street. Proceed straight over the crossing and No.1A, Mustow House will be found on your left, with the property’s parking through the next gravelled entrance on the left, before the Cotton Lane turning.
