Description
Cae’r Bryniau is a charming country property which occupies a rural but accessible location, and comprises a characterful home with land and established income stream. During the present owner’s tenure since 2014 Cae’r Bryniau has been upgraded and improved throughout, and now provides well-proportioned and highly adaptable accommodation, arranged predominantly at ground floor level with a master bedroom and bathroom on the first floor. In addition to the main house, are two Shepherds Huts which were installed in 2018 which have consistently generated a gross income of over £15,000 per annum, mature gardens and land suitable for keeping horses or livestock.
The front door opens to a storm porch with slate floor which in turn provides access into the sitting room which is a lovely cosy room with timber floor, exposed ceiling timbers and fireplace with woodburner. The sitting room has a dual aspect overlooking both the front and rear gardens, and also provides access into a further reception room which is ideal as a study or separate lounge, having vaulted ceiling and open fireplace.
To the right of the sitting room is an inner hall also with fireplace set within an exposed stone wall, and beyond which is the kitchen which has independent access to outside. It is a light and airy room with plenty of space for dining table and chairs, also with vaulted ceiling with impressive exposed timbers. There is a range of fitted wall and base units beneath worktops with Belfast sink, plumbing for dishwasher and a range cooker with double oven grill, warming tray and six ring gas hob.
From the kitchen a door steps down to a rear hall off which there are three bedrooms and a family bathroom. Two of the rooms are presently used as studies but will easily cater for double beds, and at the end of the hall is the master bedroom which is a particularly large room. The family bathroom has a tiled porcelain floor, rolltop Imperial bath and hand basin with cupboards below, low flush w.c., towel rail and tiles shower cubicle with St James fittings.
At first floor level is a further double bedroom suite with exposed timbers and vaulted ceiling with shower room off, having low flush w.c., paneled bath, and separate shower with Burlington fittings.
In summary, Cae’r Bryniau now offers an extremely rare opportunity to acquire a superb ‘lifestyle property’ in a secluded but accessible position, surrounded by spectacular, unspoilt Anglesey countryside.
Location
Cae’r Bryniau is situated towards the west coast of Anglesey and occupies a lovely private position, set at the end of a long drive and enjoying a slightly elevated setting with spectacular open views across the island to Eryri / Snowdonia.
Local services are available in the Llanfaethlu including a school which was established in 2017 and is within walking distance, with a more comprehensive range in Valley and Holyhead. There are several pubs and restaurants within close proximity notably The White Eagle at Rhoscolyn, Catch 22 in Valley, and Wavecrest and The Lobster Pot in Church Bay.
There is lovely walking nearby both inland and around the Anglesey Coastal Path, and from Cae’r Bryniau there is a number of sandy beaches nearby including Sandy Beach, Trefadog, Borthwen and Church Bay. For anyone interested in sailing and boating the waters around Anglesey offer excellent opportunities. There is a sailing club and RYA training centre at Trearddur Bay, and Holyhead Yacht Club is nearby where there is also a harbour. Rhosneigr and Newborough offer good kite and windsurfing, and there are also several golf courses on the island, notably at Rhosneigr, Bull Bay and Holyhead.
Cae’r Bryniau is well served for travel being within 6 miles of the A55 Expressway for fast access across the North Wales coast to Cheshire and the national motorway network. For travel further afield there is an inter-city rail service from Holyhead to London Euston via Crewe and a regular ferry service from Holyhead to Dun Laoghaire.
Outside
From the road, a long tarmacadamed drive leads to the house, which is enclosed by stone walls and mature hedges before opening to a wide gravel parking and turning area. To the left are the house and outbuildings, to the right is access to the Shepherds Huts. The gardens and grounds are generally well split allowing for privacy both for the house and also for those using the Shepherds Huts.
The outbuilding opposite the house has a series of rooms providing utility space, storage and workshop, and from there a grass path leads down towards the vegetable garden with polytunnel, where there is also access to the fields.
To the right of the drive is one of the Shepherds Huts and an area of level ground, with, beyond, pasture which gently falls away and is sub-divided into two paddocks. The other Shepherds Hut is set further into the site against an area of bushes and gorse, also overlooking the field. The Shepherds Huts are both very well appointed, and ideal for short breaks. They have been well maintained, and being only 8 years old are seemingly in good condition for ongoing use. They enjoy plenty of ‘repeat business’, and offer potential for an increase in occupancy rates subject to any new owner’s appetite for generating additional revenue.
The main gardens for the house are to the rear of the building, and include lawns and a decked seating area. A pedestrian gate leads to the timber summerhouse which is served with light and power, and a garage. Another pedestrian gate leads into a wildflower and woodland area, planted with a variety of fruit, nut and native trees, and access to a further area of pasture which is surrounded by mature hedgerows and some post and wire fencing.
