THE PROPERTY

AN ELEGANT GRADE II LISTED VILLAGE HOUSE WITH A RECENTLY REFURBISHED THATCHED ROOF, MATURE GARDENS AND A PROMINENT SETTING OVERLOOKING HEAVENLY CORNER.

Woodroff House is a striking 17th-century Cotswold stone house at the heart of Westington, on the south-western edge of Chipping Campden. Partially remodelled in the early 20th century, it takes its name from Paul Vincent Woodroffe, the Arts and Crafts stained glass artist and illustrator who once owned the house. Its thatched roof has recently been refurbished, and the accommodation combines generous proportions with a wealth of period character. The entrance hall leads to an impressive drawing room with exposed beams and a substantial inglenook fireplace. The spacious dining room provides an elegant setting for entertaining, while the kitchen/breakfast room has a vaulted ceiling, granite worktops and a Victorian fitted dresser. A walk-in pantry, utility room, laundry room, boot room and cloakroom provide practical space alongside the principal rooms. There are three bedrooms and a bathroom on the first floor, with two further bedrooms and a second bathroom on the upper floor. The rooms are well presented throughout, and the arrangement offers flexibility for family life and guests.

Woodroff House overlooks the triangular village green known as Heavenly Corner. A pedestrian gate opens to steps and a flagstone path leading to the front door. To the west, a separate gated entrance leads onto a broad gravel drive and turning area, with parking for several cars and two Cotswold stone garages. Mature gardens wrap around the house, with lawns to the front and rear, established trees, flowering shrubs and colourful borders. Paved terraces provide places to sit and dine outdoors, and a summer house sits within the garden.

Chipping Campden is one of the most beautiful and historic of all the Cotswold market towns. It lies in a fold of the Cotswold Hills in the heart of an Area of Outstanding Natural Beauty approximately 12 miles to the south east of Stratford-upon-Avon and 22 miles north of Cheltenham. The town is well known for its traditional Cotswold architecture, much of it dating back to the Middle Ages. There is a good range of shops catering for most everyday needs as well as a number of specialist suppliers, a library, schools and a doctor's surgery. Cheltenham and Stratford-upon-Avon are the main shopping and cultural centres for the region. The surrounding countryside offers many excellent walks and rides and there are ample sporting opportunities. There is a mainline station to London from Moreton-in-Marsh (about 8 miles) and most West Midland centres are within daily commuting distance.
