THE PROPERTY

A SUPERBLY LOCATED RACING YARD OFFERING 35 BOXES, OFFICE, OWNERS’ RECEPTION ROOM AND RECENTLY CONVERTED SELF-CONTAINED APARTMENT WITHIN AN HISTORIC BARN WITH OPEN-PLAN LIVING AND STRIKING VIEWS OVER WARREN HILL

HISTORY
Steeped in racing lore and history, Cadland Stables occupies an enviable setting at the foot of Warren Hill with immediate access to the world famous gallops.

Once owned by the 5th Duke of Rutland, and named after his illustrious thoroughbred horse ‘Cadland’ the only horse to have won the Epsom Derby twice following the re-running of the race in 1828 after a dead heat between Cadland and ‘The Colonel’.

At the head of the yard, the magnificent Grade II Listed barn is believed to be the oldest surviving building associated with racing stables in Newmarket and famously features in Alfred Munnings’ painting ‘Horses with stable Lads up in Newmarket.’ The south-eastern half is included within the sale and has been sympathetically converted to provide a stylish apartment incorporating the first floor and vaulted roof space.

THE PROPERTY
Cadland Stables sits at the foot of Warren Hill, on the East side of Newmarket Heath, known as Bury Side. The two Warren Hill Canters rise 40 metres in the last two furlongs and are the most utilised in Newmarket. A lunge pit sits at the bottom of the gallop and is a short walk from the entrance of Cadland Stables.

Entering through a large entrance gate to the side of the barn, a central tarmac aisle is flanked by two stable blocks accommodating over 30 well-ventilated boxes with windows, LED strip lights, and heat lamps to the eastern block. Further facilities include a feed room, tack room, laundry room, and boot room.

Located at the far end the office/kitchen/reception room offers a workspace for staff on a day-to-day basis together with room for meeting and entertaining owners.

ATTACHED HISTORIC BARN WITH APARTMENT
Located at the front of the property, the south eastern half of the historic barn is included within the sale. Built of rendered brick under a peg tile roof, the first floor has been sympathetically converted into a stylish self-contained one bedroom apartment with exposed beams and vaulted ceilings orientated to enjoy the striking views over Warren Hill Gallops.

The open plan living configuration provides kitchen/dining/sitting room with integrated appliances and Bosch oven and electric hob, dishwasher, and fridge/freezer. Bedroom with separate shower room with WC.

LOCATION
Cadland Stables is set in a highly sought-after town location within striking distance of the High Street and local amenities. Newmarket is home to many racing institutions including the National Stud, the National Horseracing Museum, Tattersalls and The Jockey Club. Some of the finest racing in the world is seen on The Rowley Mile and The July Course.

The town provides a good range of amenities including schools, shops, supermarkets, hotels, restaurants and leisure facilities, including health clubs, a swimming pool and golf club; Cambridge and Bury St Edmunds offer further amenities.

There is excellent access to the A14 and A11 (M11). There is a branch line connection from Newmarket to Cambridge and Ipswich. Cambridge, Cambridge North, Audley End and Whittlesford Parkway offer direct rail lines into London, with the fastest trains taking under one hour. Stansted International Airport is approximately 40 minutes’ drive.
