LOCATION
Dartmouth is a beautiful waterside town and is celebrated for its rich maritime heritage, being home to the Britannia Royal Naval College. The town is one of the jewels in Devon’s crown, offering outstanding natural beauty, and a vibrant year-round community. Above Town is a quiet residential road, elevated above the Dart Estuary, with some of the best views on offer, overlooking the water and across to Kingswear and the surrounding countryside.
The town centre, which can be reached on foot in a few minutes, offers a wonderful and varied selection of shops, boutiques, galleries, pubs and restaurants, including The Seahorse, which was recently named as ‘Best restaurant outside of London’ by the Food and Travel Reader Awards 2025. Dartmouth hosts several yearly festivals, including the Dartmouth Royal Regatta, Food Festival, Music Festival and Galleries Week.
Alongside the traditional bakers, butcher and grocer, there are two supermarkets and an M&S Food Hall. The town is well serviced with a new health and well-being centre, a cinema, a leisure centre and both indoor and outdoor swimming pools.
The River Dart, which flows from Dartmoor, through Totnes and out to sea at Dartmouth, is always a hive of activity, and as a deep-water port, attracts boats from all over the world.
Dartmouth lies within the South Hams and the South Devon Area of Outstanding Natural Beauty, an area famous for its stunning coastline with sandy beaches and hidden coves. The mainline train station at Totnes runs a regular service to London in just over 2.5 hours and the A38 (M5) is about 19 miles.
THE PROPERTY
This handsome Edwardian house retains much of the character associated with the period, with bay windows, high ceilings, decorative cornicing and fine fireplaces adding warmth and distinction. The current owner has lived here for 16 years and during that time, extensive works have been carried out, including the creation of a parking space, new windows and a new roof. The stand-out feature, however, is the impressive Carpenter Oak extension, created in a contemporary barn style with a dramatic vaulted roof and extensive wall-to-wall glazing.
Designed as the principal living space, it brings together the kitchen, dining and sitting areas in one generous, light-filled room with a strong connection to the surrounding gardens.
The kitchen is well appointed with a range of integrated appliances including fridge freezers, a hob, oven and dishwasher, together with a programmable 4 oven electric Aga. Adjoining this space is a cosy TV room / snug, where stairs rise to a mezzanine level overlooking the kitchen. This space is currently arranged as a study; however, it could equally serve as a fourth bedroom if required. The living room extends across the full width of the house and is an impressive principal reception room, with two bay windows framing outstanding views across the Dart Estuary. Fireplaces at either end create strong focal points, one fitted with a woodburning stove, while a small study area is neatly incorporated to one side. A large door opens directly onto the full-width dining terrace.
Further spaces include an entrance vestibule, a beautiful entrance hall with original tiled floor, a large utility room with adjoining pantry and 2 guest cloakrooms. There are three double bedrooms, two with en suite shower rooms and one featuring a balcony overlooking the Dart Estuary and a bathroom with bath and walk in shower.
OUTSIDE
The established gardens form a particularly attractive feature of this beautiful home, enjoying superb views up and down the Dart Estuary and across to Kingswear. The large and colourful rear gardens are beautifully established, offering an abundance of trees, shrubs and plants with terraced sitting areas over differing levels, all extending up towards Jawbones Hill and the National Trust owned Dyers Wood. The front gardens provide a generous full width dining terrace off the living room, with well-established and colourful beds and terraces. A gazebo nestles within a productive vegetable garden. The views are simply glorious! Parking for one car within a stone walled courtyard.
DIRECTIONS (TQ6 9RH)
On foot proceed from opposite the Co-Op, up Smith Street, and this in turn becomes Crowthers Hill. Fork Left into Above Town and 110 will be found further along on your right.
