THE PROPERTY

A HANDSOME LISTED COASTGUARD HOUSE WITH A FABULOUS VIEW OF THE HARBOUR AND ACROSS WEYMOUTH BAY. The last house on Barrack Road and high above the harbour with a fabulous view over quay and across the bay, Nothe House was built in 1850's as the Coastguard Captain's house. It is a handsome and manageable period house with accommodation extending to about 2,200 sq ft which comprises two formal reception rooms either side of the entrance hall, with a generous kitchen and lobby at the back. A wonderful family room with spectacular outlook was added in the 1960's. Upstairs there are four bedrooms (3 doubles and 1 single) plus a family bathroom and separate WC. Planning and listed building consent have been obtained to make some simple alterations downstairs, and the accommodation is supplemented by a useful detached annexe which is currently used as a 5th bedroom with a WC and shower room. The annexe could easily be let or retained as part of the main house. Nothe House has been home to our clients for well over 20 years, and although it has been well maintained, it would now benefit from some simple updating and refurbishment. Work that might include installation of a new kitchen, new bathroom, an extra WC and some general cosmetic improvement. Being in one of Weymouth's prime elevated locations we know that once the makeover is complete, Nothe House will continue to be an exceptional period home with the potential to be a lovely second home or the basis of an attractive holiday business. Set back from Barrack Road behind a low wall, ornamental railings and a hedge, Nothe House is east facing and is surrounded by well kept gardens on three sides with a private courtyard at the back where one can sit and enjoy the view in the evening sun. Off the courtyard there is range of useful outbuildings and access to the annexe and garage. Either side of the path to the front porch there are neat lawns with rose beds and mature borders, and the front gate opens onto an unofficial parking bay for two cars. Otherwise, there is free parking along-side the house on Barrack Road. The property is situated in an elevated position at the end of Barrack Road and is the last house on the road before you come to the Nothe Fort car park and Nothe Gardens. It is high above the harbour with fabulous views of the quayside and out across the bay. The South West Coast Path runs below the property, and it is only a short walk down to the water's edge where you can take the small ferry (seasonal) or carry on walking past the sailing club and around the harbour into town. There are local shops within a few minutes' walk of the property and the town centre, esplanade and Brewers Quay harbour side bars and restaurants are a short drive or brisk walk away. Weymouth is at the centre of a rich heritage coastal area, and all the activities associated with this famous Georgian seaside town are close at hand; building sandcastles, swimming, fishing, boating, wind and kitesurfing. There are three sailing clubs in the bay and a superb new marina and sailing centre at Portland (host to the 2012 Olympics sailing), and there are superb walks along the beaches, cliff tops and Dorset's world famous Jurassic coastline. It is only a short drive into the business district of Weymouth and within about half an hour you can be in the county town of Dorchester, historic Blandford Forum, Poole or Bournemouth. Weymouth station (via Dorchester) has regular trains to London Waterloo (circa 2hrs 45mins) and Bristol Temple Meads (circa 2hrs). Mains electricity, water and drainage are available at the property. Electric Economy 7 night storage heating and hot water. We understand mains gas is available near the property in Barrack Road (subject to a network connection charge).
