DESCRIPTION

Immaculately Finished Two-Bedroom Apartment with Dual Aspect Balconies

This stylish and beautifully presented two-bedroom apartment, completed in 2021, forms part of a prestigious modern development in a highly desirable and accessible part of the city. Offering a generous 1,039 sq. ft. of living space, the property has been finished to a high specification throughout and enjoys excellent natural light from its south and west-facing aspects.

The welcoming entrance hall features elegant Amtico flooring, which flows seamlessly through to the spacious open-plan kitchen/living/dining area—a perfect setting for modern living and entertaining.

The contemporary kitchen is thoughtfully designed with a range of light grey gloss units featuring soft-close drawers and doors, complemented by Caesarstone worktops. High-quality integrated appliances include a Bosch ceramic hob with built-in extractor, fan oven, microwave, Zanussi dishwasher, and a full-height fridge/freezer. This space opens onto two private balconies—one south-facing and one west-facing—offering superb outdoor space and an abundance of natural light.

There are two generously sized double bedrooms, both enjoying a west-facing aspect. The principal bedroom includes a built-in double wardrobe and an en suite shower room. Both bedrooms offer ample space for additional freestanding or built-in storage. The main bathroom is beautifully appointed with a bath and overhead shower, dark wood-effect vanity surfaces, a matching bath panel, heated towel rail, WC, and fully tiled floor and walls for a sleek, modern finish.

A dedicated laundry room sits off the entrance hall and includes a condenser washer/dryer, along with excellent additional storage.

This apartment combines thoughtful design, premium finishes, and functional living spaces—ideal for professionals, downsizers, or investors seeking a turnkey property in a prime location.
__________

OUTSIDE

This apartment is accessed via a fob-controlled system into a communal entrance lobby, with a lift rising to all floors.

The property enjoys the exclusive use of two adjoining balconies, each offering its own unique charm and outlook. The south-facing balcony offers stunning, uninterrupted views over the River Wensum, looking towards the iconic Norwich Cathedral and across the beautifully landscaped communal gardens. The west-facing balcony captures river views, the historic 15th-century Norwich city wall, and benefits from the warmth and light of the late afternoon and evening sun.

Enterprise Car Club is on-site and available for as little as £7.50 per hour (as of 25.09.2025).

SITUATION

St James’s Quay is set within a highly sought-after location running parallel to the River Wensum, which meanders through the city and offers boat and canoe rental and there are various pubs situated along the river itself. There's a riverside path which winds its way around the centre of Norwich or, in another direction, out towards the twenty-six miles of paths that make up Marriott's Way, a route loved by runners and cyclists alike.

A short walk away is Norwich Cathedral and the immaculately preserved Cathedral Close. Norwich Castle, which was begun on the orders of William the Conqueror, and now houses a fine museum is also close by.

There is excellent access (much of it just a brief walk away) to shopping, restaurants, and many of the city's principal cultural venues, including a multiscreen arts cinema housed in a period building nearby and the city's main theatre.

The oldest part of Norwich is the streets and alleys off Tombland, which is opposite the cathedral. Once popular residential streets for wealthy Norwich merchants but today a fascinatingly eclectic mix of private dwellings, antique shops, galleries, restaurants, tea rooms and a convenient cafe. There are a variety of historical period buildings on Elm Hill, including The Britons Arms, which dates to 1347 and is now a popular restaurant.

Norwich has a vibrant business community and, as the regional centre, has an extensive range of cultural and leisure facilities, including museums, the Sainsbury Centre for the Visual Arts, theatres, cinemas, Norwich City Football Club and numerous chains and independent restaurants and pubs.

In May each year, the city hosts the Norfolk and Norwich arts Festival, featuring music, theatre, dance, and other visual arts.

Norwich has an excellent range of state and private schools, and the University of East Anglia is located on the outskirts of the city.

The mainline railway station is either an easy walk or a short drive from St James’s Quay. There are regular direct trains to London (quoted by Greater Anglia at 1hr 50 mins to Liverpool Street Station) and a direct connection to Cambridge among other destinations. Norwich also has an expanding international Airport, which is just 4 miles north of the city. There are a number of bus stops within a 5-minute walk of the property offering regular services across the city and beyond.

Both the North Norfolk coast, renowned for its sandy beaches, bird reserves, seals and sailing facilities, and the Norfolk Broads are within easy driving distance.
