THE PROPERTY

A fantastic family home tucked away in an idyllic location, recently beautifully restored, with stunning views over a freshwater lake and woodland.

THE PROPERTY
Hidden away down a single track, The Wellhouse enjoys one of the most idyllic settings imaginable. First glimpses of this magical property are truly impressive, with its attractive partly stone-rubble and timber-clad façade beneath a pitched slate roof.
Originally built in the early 1970s, the property has recently undergone a fastidious programme of works, completed using highly skilled craftsmanship with huge amounts of flair and attention to detail. From the outset, the house immediately impresses. Upon entering, it is almost impossible not to smile at the lovely hallway, featuring polished red brick flooring, a contemporary plank and muntin screen, and floor-to-ceiling windows that flood the space with natural light while framing views over the gardens.
To one side of the hall is a beautiful sitting room with a stone fireplace and wood-burning stove. Equally, this room would make a fantastic TV snug or family room, demonstrating the flexibility of this incredible property. A small set of steps leads up to another fabulous room, currently used as a study, but could be a bedroom, complete with thermal windows and a bespoke wood-burning stove.
The real surprise, however, is the incredible open-plan family kitchen, dining and sitting area, which is quite simply as good as it gets. Exemplifying modern living, it forms the perfect hub of the house. The bespoke kitchen incorporates beautifully handcrafted oak and Corten Steel features, centred around a large island with breakfast bar and professional gas hob. To one side of the kitchen is a spacious utility room, cloakroom and boot room, with access to the gardens on either side - the ideal place to kick off muddy boots after a country walk or a day at the beach.
At the far end of the kitchen, solid Oak flooring leads into an exceptional sitting area centred around a large wood-burning stove. Natural light pours in from every aspect, while sliding doors open onto a fantastic paved terrace, ideal for al fresco dining while taking full advantage of the views across the freshwater lake and mixed woodland beyond. Designed for entertaining on a large scale, this spectacular space features high vaulted ceilings and exposed timber beams.
A pretty wooden staircase rises to the first floor, where there are two bedrooms, each enjoying views over the lake and surrounding woodland. One bedroom benefits from an incredible roof terrace overlooking the trees - a truly magical spot for a morning coffee while watching deer trot by to the soundtrack of birdsong. The remaining bedroom has also been meticulously designed. There is a beautiful bathroom with lake views to enjoy while soaking in the bath, as well as a separate shower room.

OUTSIDE
The house is surrounded by delightful gardens and grounds, with a large lawned area to the front and parking for numerous vehicles. There are countless magical places to sit and enjoy this remarkable setting, as well as superb woodland walks directly from the property. It is also worth noting that planning permission has been granted for a 42 square metre home office or studio in a superb elevated position above the house.

All in all, this is a truly wonderful property in an idyllic, yet highly convenient, location.
