THE PROPERTY

AN IMMACULATE PERIOD FARMHOUSE WITH A LOVELY GARDEN, GROUNDS OF NEARLY 6 ACRES AND GOOD OUTBUILDINGS.

A fine period country house Woodside Farm has an enviable setting in the lovely, wooded countryside just to the west of Wimborne and close to the village of Corfe Mullen. Thought to date from the early 18th Century, but not listed, the property was acquired by our clients in 2020 and although it was in generally good order, they have carried out a comprehensive refurbishment to create a fabulous family home of circa 2,750 sq ft (including potential annexe) with a wonderful private garden, swimming pool and a range of outbuildings. The house has a very attractive frontage overlooking the garden, but the daily approach is to the back where a newly constructed hall leads through to a striking farmhouse kitchen and dining/family room with a vaulted oak beam ceiling. Off the dining area there is a smart practical garden room and in the older part of the house a sitting room cum study and a comfortable drawing room with an unusual mezzanine library. A large utility/boot room, cloakroom and external boiler room complete the ground floor and upstairs there are five good bedrooms and three bath/shower rooms spread over two floors. The outbuildings include a potential annexe (stpp) presently used as a games room downstairs and office upstairs. The house is stylishly and immaculately presented throughout and refurbishment included installation of new gas (LPG) heating, rewiring and replumbing all of which go to make Woodside Farm a hugely attractive but also very practical family home to manage and maintain, and all of that in a lovely rural setting.

Set back from the lane down a tree lined gravel drive with park railings the gardens lie almost entirely in front of the house and are divided in two, south facing and very private. Accessed from the garden room the first part features a level lawn with central stone path surrounded by a variety of specimen trees and shrubs. An arch in the central hedge takes you through to another lawn with pergola and outdoor dining area, and steps down to a terrace and well kept heated swimming pool. Beyond the garden, over the back drive there is a well fenced paddock with mains water and behind the house an excellent range of equestrian buildings including stables, feed and tack rooms as well as a double garage/workshop and a large open fronted carport, one end of which has been converted into a two storey annexe presently used as an office and games room. The garden and paddock total in all about 5.84 acres (2.36 ha).

Woodside Farm is situated in the area of attractive wooded countryside between Corfe Mullen, Sturminster Marshall and Wimborne. There are village shops, doctors and dentist surgeries in Corfe Mullen and Sturminster Marshall, and for a wider range of amenities it is only a short drive into Wimborne where you will find Waitrose, a thriving town centre shopping area, a range of pubs and restaurants and the popular Tivoli Theatre. Beyond that Poole, Bournemouth and the county town of Dorchester are all easily accessible. The popularity of the area is enhanced by its excellent location surrounded by lovely countryside but only a short drive from many of the regions vital business centres. It is an ideal base for the commute to Dorchester, Ferndown, Poole and Bournemouth and direct access onto the A31 provides a quick link to the M27 for Southampton and Portsmouth, and the M3 up to London. Poole is the nearest station (London Waterloo about 2 hrs).

The area also boasts a wide selection of schools at all levels. In addition to the local primary and secondary schools, Poole retains boys’ and girls’ grammar schools (Parkstone) and independent schools in the area include Canford, Bryanston, Milton Abbey and Clayesmore, as well as Dumpton and Castle Court prep schools. Badbury Rings and Kingston Lacy (National Trust) are on the doorstep and there are plenty of opportunities for sport and recreation. There are numerous golf courses and sports clubs nearby, and great opportunities for walking, water sports and sailing in Poole Harbour, Studland Bay and along Dorsets renowned Jurassic Coastline.
